Amarillo REALTOR® Services & Pricing

Haley Sutter | 2015 Real Estate

Selling Your Home in Amarillo Starts With the Right Representation

Selling a home is one of the biggest financial decisions you'll make, and choosing the right REALTOR® matters. Whether you're selling your primary residence, an investment property, vacant land, or an inherited home, you deserve professional representation, a strategic marketing plan, and a clear understanding of what you're paying for.

I'm Haley Sutter, a full-time Amarillo REALTOR® with 2015 Real Estate. Since 2018, I've helped clients navigate more than 350 real estate transactions throughout Amarillo, Canyon, Bushland, and the surrounding Texas Panhandle.

My approach goes beyond putting a sign in the yard and listing your property in the MLS. From evaluating your home's market value and developing a customized marketing strategy to negotiating offers and managing the details through closing, my job is to protect your interests and help you achieve the best possible outcome.

I believe in straightforward pricing, honest communication, and results-driven marketing.

That's why I've created this page: to explain the real estate services I provide, what they cost, and exactly what you can expect when working with me.

How Much Does It Cost to Hire Haley Sutter to Sell Your Home?

I believe Amarillo homeowners deserve to know exactly what they're paying for when hiring a REALTOR®. My pricing is straightforward, and every seller receives a clear explanation of my services and compensation before signing a listing agreement.

STANDARD LISTING SERVICES

3%

Seller Representation

My standard listing fee is 3% of the final sale price. This covers my professional representation, property marketing, pricing strategy, offer negotiations, and transaction management from listing through closing.

Compensation for a separate buyer's agent is not included in this fee.

WHEN I PROCURE THE BUYER

5%

Total Listing Fee

If I personally procure the buyer for your property, my total listing fee is 5% of the final sale price. I continue to represent you, the seller, exclusively throughout the transaction.

I do not represent the buyer. My fiduciary responsibility remains with you, the seller.

What About the Buyer's Agent?

Compensation for a separate buyer's agent is not included in my standard 3% listing fee.

If a buyer requests seller-paid buyer-agent compensation, we review and negotiate that request as part of their offer. We'll consider the purchase price, financing terms, concessions, and your estimated proceeds before deciding how to respond.

You are not automatically required to pay a buyer's agent. These terms are negotiable.

Real estate commissions are negotiable and are not set by law. All compensation terms are established in the applicable written agreements.

SPECIALIZED PROPERTY PRICING

Selling Land or a Lower-Priced Investment Property?

Not every property fits a traditional percentage-based commission structure. For qualifying properties with an original listing price below $65,000, I offer a straightforward flat-fee arrangement.

This pricing is primarily designed for vacant land and lower-priced investment properties in Amarillo and the surrounding Texas Panhandle.

What's included?

The $4,500 total fee includes 3% compensation to a separate buyer's agent when one is involved, under the agreed compensation terms.

If I personally procure an unrepresented buyer, the total fee remains $4,500. I represent the seller exclusively and do not represent the buyer.

QUALIFYING PROPERTIES

$4,500

Total Flat Listing Fee

For qualifying properties listed below $65,000

All real estate commissions are negotiable and are not set by law. Compensation arrangements are established in the applicable written agreements.

What's Included in My Amarillo Real Estate Listing Services?

Selling your property involves much more than putting a sign in the yard and entering it into the MLS. My full-service approach combines local market knowledge, professional marketing, strategic negotiations, and hands-on transaction management to help you navigate the selling process from start to finish.

01

Property Evaluation & Pricing Strategy

Every successful sale starts with understanding the market. I analyze comparable sales, competing listings, property condition, and current buyer demand to develop a pricing strategy tailored to your property.

My goal is to position your home competitively, not simply recommend the highest asking price.

02

Professional Photography & Presentation

First impressions matter. Professional photography and thoughtful presentation help showcase your property's strongest features to potential buyers.

I'll also provide recommendations on preparing your property for the market, including improvements that may help maximize its appeal.

03

Digital Advertising & Property Marketing

Your property deserves more than basic MLS exposure. My marketing strategy may include social media campaigns, targeted paid advertising, property videos, online listing promotion, and additional digital exposure.

Marketing is tailored to the property, its price point, and the buyers most likely to be interested.

04

MLS Exposure & Buyer Outreach

Your listing is entered into the local Multiple Listing Service and distributed through participating real estate platforms.

I also use professional networks and available buyer outreach opportunities to help increase awareness of your property.

05

Offer Review & Negotiation

The highest offer isn't always the best offer. I help evaluate financing, contingencies, concessions, closing timelines, and other terms that can affect your transaction.

My responsibility is to represent your interests and help you make informed decisions throughout negotiations.

06

Contract-to-Closing Management

Getting under contract is only one step toward a successful sale. Inspections, appraisals, title work, financing, and deadlines all require attention.

I personally coordinate communication, manage important contract milestones, and work through challenges that may arise before closing.

PERSONAL SERVICE. DIRECT COMMUNICATION.

You Hire Me. You Work With Me.

When you hire me to sell your property, you work directly with me. Your listing isn't handed off to an assistant or transaction coordinator.

From developing your pricing strategy and negotiating offers to managing contract details and navigating unexpected challenges, I'm personally involved throughout the entire process.

No handoffs. No middlemen. Just direct, professional representation.

Not Every Property Needs the Same Strategy.

A luxury home in Canyon, a traditional Amarillo residence, vacant land in Bushland, and an investment property each require different approaches. I develop a marketing strategy based on the property, the competition, and your selling goals.

What Other Costs Should Amarillo Home Sellers Expect?

Your REALTOR®'s commission is only one potential expense when selling a home in Amarillo, Texas. Depending on your property, the terms of your contract, and the buyer's financing, there may be additional costs to consider.

Understanding these expenses before listing helps you make informed decisions about pricing, negotiations, and your potential proceeds at closing.

01

Title Insurance & Closing Fees

When selling a home in Amarillo, a title company helps facilitate the closing process, verifies ownership, and identifies any liens or title issues that need to be resolved before the property can transfer to the buyer.

Potential expenses include the owner's title insurance policy, escrow fees, document preparation, recording fees, and other applicable closing charges.

Who pays certain expenses is determined by the purchase contract and applicable requirements.
02

Property Tax Prorations

In Texas, property taxes are generally paid in arrears. When you sell your home, your portion of the year's property taxes is typically accounted for at closing.

The amount depends on the closing date, applicable taxes, exemptions, and the terms of the contract.

Tax prorations can affect your final proceeds even if your annual tax bill has not yet been issued.
03

Repairs & Property Preparation

Some homes benefit from repairs, cleaning, landscaping, or other improvements before going on the market.

Buyers may also request repairs or concessions after inspections. These requests are negotiable and should be evaluated based on the property's condition and the overall offer.

Not every repair is necessary or financially worthwhile before selling.
04

Buyer Closing Cost Concessions

Some buyers request that the seller contribute toward their closing costs or other allowable expenses.

These concessions may help a transaction come together, but they also affect the seller's bottom line.

Seller concessions are negotiable and may be subject to the buyer's loan program requirements.
05

Surveys & Property Documentation

Depending on the property and contract, a new survey or additional documentation may be required.

This can be particularly relevant for vacant land, rural properties, acreage, or properties with improvements that are not reflected on an existing survey.

Responsibility for survey expenses depends on the contract and whether existing documentation is acceptable.
06

Mortgage Payoff & Other Expenses

If you have an outstanding mortgage, the remaining loan balance must generally be paid from the proceeds at closing.

Additional amounts may include accrued interest, payoff processing charges, lien releases, HOA-related fees, or other property-specific obligations.

Your mortgage payoff reduces your proceeds but is not the same as a real estate service fee.

UNDERSTAND YOUR BOTTOM LINE

What Will You Actually Walk Away With?

Your home's selling price and the amount you receive at closing are two very different numbers.

During our listing consultation, we can review an estimated seller net sheet that accounts for your anticipated sale price, listing compensation, potential buyer-agent compensation, estimated closing expenses, mortgage payoff, and other relevant costs.

My goal is to help you understand the numbers before making important selling decisions.

Actual selling expenses vary by property, contract terms, financing, and closing circumstances. Estimates are not guarantees of final closing costs or proceeds.

Have questions about hiring a REALTOR®, listing commissions, or the process of selling a home in Amarillo, Texas? Here are answers to some of the questions sellers ask most often.

How much does Haley Sutter charge to sell a home in Amarillo?

My standard listing-side commission is 3% of the final sale price. This covers my representation and listing services as the seller's agent.

Compensation for a separate buyer's agent is not included in that 3% and is negotiated separately. All real estate commissions are negotiable and agreed upon in the applicable agreements.

Does the seller have to pay the buyer's REALTOR® commission?

No. Sellers are not automatically required to pay the buyer's agent. Buyer-agent compensation is negotiable and may be addressed as part of the purchase offer.

I'll help you evaluate any request for buyer-agent compensation alongside the purchase price, financing, concessions, and other contract terms so you can make an informed decision.

What happens if Haley Sutter finds the buyer for my property?

Under my standard listing agreement, if I personally procure an unrepresented buyer, my total listing compensation is 5% of the final sale price.

I continue to represent you, the seller, exclusively. I do not act as the buyer's representative in that transaction.

Does Haley Sutter represent both the seller and the buyer in the same transaction?

No. When I list your property, I represent you, the seller, exclusively. I do not represent both parties in the same transaction.

If I personally find an unrepresented buyer for your home, my responsibility remains with you. I can communicate with the buyer and facilitate the transaction without becoming their representative.

Under my standard listing agreement, my total compensation in this situation is 5% of the final sale price. This does not mean I'm representing both sides.

My loyalty and representation remain with you throughout the transaction.

Does Haley Sutter offer flat-fee real estate listing services?

For certain qualifying properties originally listed below $65,000, I offer a $4,500 flat total listing fee.

This option is generally reserved for select vacant land and lower-priced investment properties. Under the applicable agreement, the flat fee can include 3% compensation for a separate buyer's agent.

If I procure an unrepresented buyer, the total flat fee remains $4,500, and I continue to represent the seller exclusively.

Eligibility is determined individually and discussed during the listing consultation.

What services are included when I list my home with Haley Sutter?

My listing services include property evaluation and pricing strategy, professional property presentation, MLS exposure, marketing, offer negotiations, and contract-to-closing management.

Depending on the property, marketing may also include targeted digital advertising, property videos, and additional online promotion.

Each marketing plan is developed around the property, its competition, and the seller's goals.

Will I work directly with Haley or with an assistant?

You'll work directly with me. I don't hand your listing off to an assistant or transaction coordinator.

I'm personally involved in pricing decisions, marketing, negotiations, contract details, and communication throughout the selling process.

When you hire me, you work with me.

How much will I actually make when I sell my Amarillo home?

Your final proceeds depend on the sale price, outstanding mortgage balance, commissions, title and closing expenses, property tax prorations, negotiated concessions, and other transaction costs.

During our listing consultation, we can review an estimated seller net sheet to help you understand what you may receive at closing.

Final amounts depend on the actual contract and closing figures.

What areas does Haley Sutter serve as a REALTOR®?

I provide real estate services throughout Amarillo, Canyon, Bushland, and surrounding Texas Panhandle communities.

I work with sellers of traditional residential homes, luxury properties, vacant land, acreage, manufactured homes on land, investment properties, and inherited real estate.

“I had a great experience working with Haley Sutter to sell my land. She was professional, knowledgeable, responsive, and helpful throughout the entire process. “I was tasked with selling my mom’s house in Amarillo from Minnesota. Haley was the second realtor to view the home and give an assessment. From the moment I spoke with Haley, I knew she was the right choice. She was knowledgeable on the area market and gave an honest estimate of what the home would sell for based on the market. Haley also advised me on what repairs were absolutely needed for the house to sell and what repairs were not necessary. Haley was highly responsive, she swiftly replied to my probably endless questions! Selling a home from a different state is difficult and this situation was emotional for us, but this was truly a seamless and quick process. We had multiple offers on the home within just a few days due to Haley’s knowledge and recommendations. Highly recommend!”

“Haley handled the sale of our house and made what could've been a complicated process go smoothly. The property was co-owned, sold as-is, and needed a remote closing with a mobile notary — she navigated all of that patiently and without ever making it feel like a hassle. From listing to closing was about a month, which honestly surprised me given the circumstances. She communicated well throughout, was easy to reach, and never made me feel rushed or pressured. If you need someone who can handle a more complicated sale without losing patience, she's who I'd call.”

“We moved to Texas for a job relocation for my husband and we were looking for an agent who is flexible and would be willing to work with us virtually and in person. Haley went above and beyond our expectations! We would highly recommend her as an agent. Our first meeting happened virtually as we still lived in California and we flew to Texas to view a couple of houses before we decided to make an offer. We also did virtual tour and Haley was very transparent to report all the details she saw during our virtual tour from the smell of the house when she walked in and every single cracks on the wall! That’s how detail oriented she was which we greatly appreciated. She was another set of eyes for us to point out flaws of the house during the virtual tour. We couldn’t have done it without Haley’s assistance. She gave us updates every step of the way during the entire process and gave suggestions when we needed it. As a buyer, we knew what type of a house we were looking for which I believe made it easier for us and the agent. Haley was our advocate this entire process and we couldn’t be happier that we chose her as our agent. Thank you Haley for all the things you’ve done for our family. We would definitely use her again when we buy our investment property!”

I was very confident she was the right realtor for me and my home. She got me an offer within 24 hours of listing and we closed 28 days later!! She was there for me through the whole process!! I highly recommend Haley!! She is an awesome realtor!”

“As a realtor myself, I have high expectations of how my clients should be treated. When I had a couple relocating to Amarillo, Haley came highly recommended as a referral, and now I see why. Wonderfully personable, extremely knowledgeable, and committed to the highest level of excellence, she treated my clients exactly how I would have hoped, and has secured herself a spot in my Rolodex for any more heading to the area.”

Highly likely to recommend

“Probably the best realtor in Amarillo! After a previously frustrating experience trying to sell our home, we were highly skeptical about whether anyone could get the job done. Then we met Haley. She approached us with absolute confidence and promised she could sell our house before the summer was over—and she delivered exactly what she promised! Throughout the entire process, Haley was incredibly honest about the current market, setting realistic expectations while still aiming high. What we appreciated most was the genuine respect she showed for our home; she treated it as if it were her own. If you want an agent who is honest, respectful, and gets results when others can't, we cannot recommend Haley highly enough!”
