Important Mobile Home Information:

Every mobile home transaction is unique. Requirements can vary based on the property’s location, whether it’s on a permanent foundation, how the title is recorded, and the type of financing involved. In Texas, there are several legal and procedural steps that must be completed before a mobile or manufactured home can be sold on the open market with the land. I always recommend a full review of your property’s title, land records, and any applicable Texas Department of Housing and Community Affairs (TDHCA) requirements before listing or purchasing.

Mobile Home Sales & Purchases

Why Mobile Home Transactions Are Different

Selling or buying a mobile or manufactured home isn’t quite the same as a traditional single-family property. There are extra steps, unique financing requirements, and specific paperwork that can easily overwhelm someone unfamiliar with the process.

Some of the most common differences include:

  • Ownership type: Mobile homes can be sold with or without the land they’re on.

  • Title transfer: In Texas, mobile homes have a title similar to a vehicle — and it must be transferred correctly through the Texas Department of Housing and Community Affairs (TDHCA).

  • Financing challenges: Many lenders have stricter requirements or limited loan options for mobile homes, making buyer qualification more complex.

  • Foundation requirements: Whether a mobile home is on a permanent foundation can affect value, financing, and insurance.

  • Appraisals & inspections: These can differ from standard home transactions and may require specialized professionals.

My Experience With Mobile Homes

I’ve successfully helped multiple clients buy and sell mobile/manufactured homes on acreage or city lots throughout the Amarillo area. My role is to make sure your sale or purchase is smooth, compliant, and stress-free by:

  • Guiding you through the title conversion and paperwork process

  • Connecting you with lenders who handle mobile homes on land

  • Marketing your property with professional photos, targeted ads, and syndication to top real estate websites

  • Anticipating and resolving common transaction roadblocks before they cause delays

For Sellers

Key Things to Know

  • In Texas, a mobile home must have its title converted to real property through the TDHCA before it can be sold with the land.

  • Pricing should account for both the land value and the mobile home’s condition, age, and features.

  • A permanent foundation often improves financing options and can increase market appeal.

  • Appraisals and inspections for mobile homes can differ from traditional homes.

  • All liens must be cleared before the sale can close.

How I Help

  • Review your property’s title and guide you through any needed conversions or corrections.

  • Price your property strategically based on land value, market data, and buyer demand.

  • Market your home with professional photography and targeted advertising to reach qualified buyers.

  • Anticipate and resolve potential roadblocks early to keep your closing on schedule.

  • Handle the paperwork and coordinate with all parties for a smooth transaction.

For Buyers

Key Things to Know

  • Lenders have specific requirements for mobile homes on land, including age, condition, and foundation type.

  • Some financing programs may not apply to manufactured homes, so pre-approval with the right lender is key.

  • Foundation type and title status can impact your ability to get a loan or secure insurance.

  • Mobile home appraisals often require specialized appraisers.

  • Properties must meet certain criteria to qualify for conventional, FHA, or VA loans.

How I Help

  • Connect you with lenders experienced in mobile home financing to avoid last-minute loan issues.

  • Identify homes that meet both your needs and lender guidelines before you make an offer.

  • Help you understand the appraisal and inspection process specific to mobile homes.

  • Negotiate favorable terms and protect your interests during the transaction.

  • Guide you through every step, ensuring a smooth and timely closing.

When a Mobile Home Comes With Land

Many mobile and manufactured homes around Amarillo, Canyon and Bushland are located on acreage rather than inside town. In addition to the home’s title, foundation and financing requirements, buyers and sellers may also need to consider the property’s water and wastewater systems.

A rural property may have a private well, a conventional septic system or an aerobic septic system. Buyers should include the appropriate well, water-quality and septic evaluations in their inspections. Sellers should gather any available permits, pumping receipts, water-test results and maintenance records before listing.

Frequently Asked Questions About Mobile & Manufactured Homes in Amarillo

Mobile and manufactured home transactions can involve some details that do not come up in a typical home sale. Here are answers to some of the questions I hear most often from Amarillo-area buyers and sellers.

What is the difference between a mobile home and a manufactured home?

The terms are often used interchangeably in everyday conversation, but technically a manufactured home is a factory-built home constructed to the federal HUD Code that took effect June 15, 1976. Older factory-built homes may be referred to as mobile homes. Because many buyers and sellers still use both terms, I use both when discussing these properties.

Can you buy or sell a manufactured home with land in Amarillo?

Yes. Many manufactured homes in the Amarillo area are sold together with the land they sit on. The transaction can depend on how the home and land are legally recorded, the home's ownership records, foundation, financing requirements, and other property details. Sellers can learn more on my Sell a Mobile Home in Amarillo page, while buyers can visit my Buy a Mobile Home in Amarillo page.

Are manufactured homes harder to finance?

Financing can be more specialized than it is for a traditional site-built home. Loan options may depend on the home's age, foundation, move history, condition, ownership status, whether land is included, and the lender or loan program being used. Working with a lender who regularly finances manufactured homes can help identify potential issues early.

Why do the title, HUD information, and foundation matter?

These items can affect whether a manufactured home can be financed, insured, appraised, and transferred successfully at closing. Before buying or selling, it is important to understand how the home is recorded, whether the available HUD information matches the property, and whether the foundation meets the requirements of the financing being used.

Can a manufactured home that has been moved still be financed?

Sometimes, but a home's move history can limit which lenders or loan programs will finance it. Requirements vary, so the home's history should be reviewed early rather than waiting until the transaction is already underway.

Do I need a real estate agent experienced with manufactured homes?

It is not a requirement, but experience with these transactions can be valuable. Manufactured homes can involve additional questions about ownership records, financing, foundations, HUD documentation, land, wells, septic systems, acreage, and inspections. Knowing what to look for early can help prevent avoidable delays later in the transaction.
