  • Newer construction
  • Higher online competition
  • A price point where premium presentation may help the home stand out
  • A seller who is willing to prepare the home well before going live

Zillow Showcase may not be the best fit for every situation, including:

  • Distressed properties
  • Heavy fixer-uppers
  • Tenant-occupied homes with limited photo access
  • Cash-only properties
  • Homes being sold strictly as-is
  • Properties where speed, privacy, or investor interest matters more than premium presentation

That does not mean those homes cannot be sold well. It simply means the marketing strategy should match the property.

Sometimes Zillow Showcase is the right tool.
Sometimes a traditional listing strategy is better.

Zillow Showcase can help increase exposure and engagement, but if the home is priced too high for the market, buyers may still pass it by. The best results usually come from combining strong presentation with accurate pricing, thoughtful preparation, and a realistic strategy.

I do not use it just to say I used it.
